Welcoming the Future -- 150th Gift
1. What is the urgency of the Phase 1 HVAC project?
Repair and operating costs have grown significantly on the aging HVAC systems during the past few years. The Vestry and Facilities Management Committee are concerned that a major outage may occur which would necessitate a large unbudgeted expenditure to fix systems which are already close to the end of their useful lives. Financials detailing cost avoidance and cost reduction will be presented during the Capital Campaign.
2. Will bids be obtained?
For all major capital expenditures it is the policy of the Vestry to obtain bids for the work to be performed. The Facilities Committee has initiated the bid process on Phase 1 of the HVAC project and the Exterior improvement projects. Bids will be received in May.
3. Will Air Quality in the major meeting areas improve?
Yes. New air handling systems will be installed. Plans are to completely clean and reline, if possible, the ductwork in the Santuary, also clean the dining room ductwork plus install new filtering systems that will significantly improve air quality. However, we are dealing with a 150 year old building, so there may be issues that can not be completely remediated.
4. What is the status of the other projects identified in the SWT Master Plan reviewed with us last fall?
There were several additional items (12 in total) identified in the SWT Exterior Master Plan which was reviewed with the parish during small group meetings last fall. The four items covered in this Capital Campaign were identified as the highest priority of all the other items recommended in the master plan. The Vestry decided to move forward on these items; lighting, accessibility, pathway and the Jones Lawn gathering area for the 150th Anniversary.
5. When will the work be completed?
Assuming a successful capital campaign in May, we would utilize a loan from the Diocese in order for the Phase 1 HVAC work and the exterior improvements to be completed in the fall and prior to next winter’s heating period. The Phase 2 HVAC projects would take place in a cost effective way over the next 2-3 years.
